Currently we are offering qualifying education for real estate appraisers.  All courses are approved for qualifying education credit in the state of West Virginia.  All courses are also approved for 14 hours of continuing education credit in West Virginia, except the 15 hour USPAP course, which cannot be taken for continuing education under any circumstance (7 hour USPAP update can be taken for CE annually).  It should be noted that all courses are offered on weekends to accommodate normal Monday-Friday work schedules.  Class times, unless specified otherwise, are from 9:00am to 6:00pm, allowing for a one hour lunch break.

50 Hour Certified Upgrade Package

Module 1: Basic Appraisal Principles (30 hours) $600 + $45 text
This course covers the topics of real property concepts and characteristics, legal considerations, influences on real estate values, types of value, economic principles, overview of real estate markets and analysis and the application of ethics in appraisal theory and practice.  This course is approved for qualifying education credit in the State of West Virginia.

Module 2: Basic Appraisal Procedures (30 hours) $600 + $45 text
This course provides an overview of the different approaches to value, valuation procedures, property descriptions and residential applications. This course is approved for qualifying education credit in the State of West Virginia.

Module 3: USPAP (15 hours) $375 + $125 texts
The title of this course speaks for itself.  Much like the United States Constitution is the backbone of our laws of governance, The Uniform Standards of Professional Appraisal Practice (USPAP) are the generally accepted standards for professional appraisal practice in North America.  This is the National 15-hour course that was developed by the Appraisal Standards Board of the Appraisal Foundation.  This course is approved for qualifying education credit in the State of West Virginia.

Module 4: Residential Market Analysis & HBU (15 hours) $300 + $35 text
This course covers the topics of market analysis and highest and best use.  In this course you will learn about market fundamentals, market characteristics and definitions, supply and demand analysis, testing constraints of highest and best use and its application.  This course includes case studies to help illustrate the concepts that are covered in this course.

Module 5: Residential Site Valuation and Cost Approach (15 hours) $300 + $35 text
This course expands upon Cost Approach concepts that were introduced in Module 2 and introduces new material on the subject, including concepts and definitions, replacement/reproduction cost new and depreciation.  This course includes case studies that will further illustrate the concepts covered in this course.

Module 6: Residential Sales Comparison & Income Approaches (30 hours) $600 + $45 text
Just as Module 5 expanded on concepts introduced in Module 2, this course also expands upon the concepts that were introduced with regard to the Sales Comparison and Income Approaches to value.  In addition to valuation principles and procedures for each approach to value topics will include finance cash equivalency, financial calculator introduction, identification, derivation and measurement of adjustments in the sales comparison approach, gross rent multipliers, partial interests and reconciliation.  Case studies are provided in this course as well.

Module 7: Residential Report Writing and Case Studies (15 hours) $300 + $35 text
In this course students will hone their writing and reasoning skills to help them generate effective real estate appraisal reports.  Common writing problems, form reports, reporting options and USPAP compliance will be covered.  As the title indicates, case studies will also be discussed. 

Module 8: Statistics, Modeling & Finance (15 hours) $300 + $35 text
A good understanding of statistics and finance are vital to the practice of a real estate appraiser.  This class will provide students with a better understanding of statistics and finance as they relate to modern appraisal practice.  Valuation models, including AVM's and Mass Appraisal are also discussed. 

Module 9: Advanced Residential Applications & Case Studies (15 hours) $300 + $35 text
This class expands upon the concepts and procedures discussed in previous classes and introduces students to complex property appraisal.  Deriving and supporting adjustments and residential market analysis are discussed further in this course.  Advanced case studies are included. 

Residential Elective: Mastering Unique & Complex Appraisals (20 hours) $400 + $35 text
Completing the 200 hour education requirements for Certified Residential license tier, this course satisfies the 20 hour elective requirement of the AQB.  Students will gain a better understanding of complex appraisal issues, including the valuation of mixed use, income-producing, unusual and "one of a kind" properties.
